Help on a movie title, involves teens sexing a ghost girl?

I checked IMDB and had no luck. I read a preview for it on firstshowing.net long ago and just remembered I wanted to see it:

Some teens discover a girl, who's not dead but not alive, like unconcious and inbetween, in the basement of their school? Like in the boiler room or something? And I think maybe they decide to have sex with her (I think the preview alluded to that). Possibly the janitor is involved?

It must have been over a year ago that I read about it. Sounded like a very small release. Anyone have any idea what I'm talking about?
